We are writing to update residents on the outcome of the appeal by Cameron Hall Developments for planning application 22/2579/FUL – a proposal to build 135 additional houses on land adjacent to the current build by Cameron Hall Developments off Stoney Wood Drive.
Following a redetermination ordered by the High Court, the Planning Inspectorate has now allowed the appeal and granted full planning permission.
The Inspector acknowledged that granting this application would result in a significant increase in the number of houses previously anticipated in the Wynyard Village Extension, leading to denser development than originally permitted.
The Local Plan allocated only 500 homes for this area, reflecting the outline planning permission granted (13/0342/EIS), but this proposal takes the final number to 765.
Contrary to the WRA’s objection, the Planning Inspector concluded that, considering the scale, density, and local infrastructure support, this increase does not constitute overdevelopment.
She acknowledged the proposed development would harm the setting of the Grade II listed Wynyard Parkland, but concluded this harm would be “temporary and limited” due to additional tree planting and could be outweighed by housing delivery and related benefits.
The WRA welcomes the protection of the heritage asset and the recognition of the need to maintain an executive density of houses in the Village.
This outcome affects not only the immediate area but also how future developments may be handled across Wynyard and beyond.
We still remain concerned at the lack of transparency in the process that led to a significant increase in housing numbers and density beyond the original masterplan. The lessons learned will provide far greater insight into any new proposals that emerge.
We will closely monitor to ensure all conditions attached to this permission—especially those related to heritage protection and drainage—are properly and openly discharged.
